Staying Cool — and Leading Green — at Crosstown Concourse

As Memphis sweats through another long, hot summer, we’re feeling especially grateful for a building that was built to handle the heat — efficiently, elegantly, and sustainably.

Crosstown Concourse isn’t just a place to cool off with a coffee, catch a concert, or visit your doctor. It’s a building with a mission — and one we’re proud to say is LEED Platinum certified, the highest level of green building design. In fact, Crosstown Concourse is the largest LEED Platinum historic adaptive reuse project in the world.

That’s a big deal — for Memphis, and for the planet.


Why Sustainability Matters to Us

When we reimagined the long-vacant Sears Crosstown building into Crosstown Concourse, we knew sustainability couldn’t be an afterthought. It had to be part of the foundation — literally. So we took a century-old warehouse and transformed it into a vertical urban village that saves energy, reuses resources, and serves thousands of people every day.

That means:

  • A reflective white roof that helps reduce urban heat

  • LED lighting and high-efficiency mechanical systems

  • Energy-efficient windows that retain the building’s iconic character

  • Waste-conscious construction practices

  • Walkability, bike-friendliness, and public transit access

And we did it all without relying on costly bells and whistles. Just smart design and a strong belief that sustainability should serve everyone — not just the few.


Sustainability Meets Civic Spirit

Crosstown Concourse is more than a green building. It’s a community rooted in reuse, renewal, and reconnection.

We took what had become a symbol of disinvestment — an empty, hulking shell of a building — and turned it into a place of healing, learning, creating, and living. Today, more than 3,000 people walk through our doors every day: students, patients, artists, educators, entrepreneurs, families, and neighbors.

The building is alive again — and not just with activity. With purpose.

This place was designed for Memphis and by Memphians — built on a belief that we’re better together and that we deserve spaces that reflect our best selves. Spaces that invite everyone in. Spaces that make us proud.

That’s why we say Crosstown Concourse should be a point of civic pride. Because it proves what’s possible when we invest in each other, in our city, and in the future.
